For those of you that have not researched the morgage problems in America shame on you alot of people were tricked if not by out right fraud into buying houses they could not aford. at the time people bought the houses they could afford them.the average person had no idea that things could and would go bad.Even foriegn banks and other buisness bought the morgages now they are finding out the vast majority of the morgages are fraud.Our politictians knew.

With construction slow down alot of illegals are leaving California and going to other parts of America now the rest of america can see what its like to live in a third world country with a foriegn language and a foriegn flag waved around.Think of what it is like to have millions of illegals with out a job.For that fact think what its like to have millions of Americans with out jobs.Blame the politictians blame all the politictians dont blame the illegals.The illegals dont make the laws hell they dont even follow the law

There is an added dimension which nobody in the media has picked up on yet and that is the change to the bankruptcy laws which came into effect in October 2005. This will definitely change the rehabilitation dynamics of those folks that go into foreclosure.

Under the new law, people will take longer to get into a position where they will be able to enter home ownership again. this will keep prices surpressed in the middle and low ranges.

Housing starts have fluctuated over history and the NAHB stats measured from 1959 by month show that on 6 occasions we have been below 1 million house starts. This down cycle never lasts for more than 6 months. In a full regression and time series analysis I have done, house starts will bottom out in Q1 2008 and the start upward again in Q4 2008. It will recover to the average 1.6 million house starts by 2013 in line with teh demographic push.

Looking at the stats, the "Greenspoan era" had a lot to do with the current problem because money was so cheap for a long time. In addition the 1999 Dot Com bust lead people to focus on real estate as an investment vehicle. House prices escalated rapidly aided by some poor financing mechanisms and were on average 25% overvalued in 2006. This housing crunch is the natural free market mechanism to deal with the inventory oversupply and overpricing.

Economics 101 tells us about price elasticity, supply and demand...let the market do it's job. it

ark, I know Gemany has made great strides in solar in the past 10 years. You may start there. Some states will absorb as much as 40% of the cost to convert to solar, I know Cal. is one that will. i dont know where you are, but it would be worth checking into. The costs are still very high, probably $25,000 for a home that size. But the returns from utility companies can help, albeit not much, but getting a check even for $35/month as opposed to paying three times that is an incentive.

My opinion is that house are not built at this time of the year..well at leaast less houses are built this time of year..Half the US is covered with snow..lol..and ITS COLD ...brrrrrrrrr
